We tear off down to the decking, inspect and replace anything compromised, and rebuild the system from the underlayment up so the new roof performs the way the manufacturer intended.

A second layer hides the condition of the decking and adds weight the structure was never designed to carry. We tear off to the deck every time so problems get found, not buried.

Ice-and-water shield in the valleys, proper pipe boots, drip edge, and balanced ventilation are where roofs fail first in Nebraska. We install the full system, not just the shingles you can see from the driveway.

How we replace a roof

  1. 01Tear off to the wood decking and dispose of the old roof in a dump trailer, not a tarp on your lawn.
  2. 02Inspect the decking sheet by sheet and replace any that is delaminated, soft, or storm-damaged.
  3. 03Install synthetic underlayment, ice-and-water shield in the valleys and along eaves, and new drip edge.
  4. 04Set GAF, Owens Corning, or CertainTeed architectural shingles with manufacturer-spec nailing patterns.
  5. 05Balance intake and exhaust ventilation so the attic breathes and the shingle warranty stays valid.
  6. 06Magnet-sweep the yard and driveway for nails, then walk the finished roof with you.

A full asphalt-shingle replacement on a typical Nebraska home runs roughly $9,000 to $22,000, depending on roof size, pitch, the number of layers being removed, and the shingle line you choose. Architectural shingles from GAF or Owens Corning sit in the middle of that range; standing-seam metal and premium designer systems run higher.

If wind or hail damage is involved, insurance often covers most of the cost beyond your deductible. We document the damage, meet your adjuster on the roof, and give you a written estimate specific to your home, not a ballpark over the phone.

Most single-family homes in our area are torn off and re-roofed in one to two days, weather permitting. Larger or steeper roofs, or homes that need significant decking work, can take three. We stage materials so the roof is never left open overnight.

If the shingles are losing granules in sheets, the roof is past 20 years, or a storm has bruised the field across multiple slopes, replacement is usually the better value. If the damage is isolated to a valley or a section of flashing, a repair may buy you years. We will tell you honestly which one your roof needs after a free inspection.

We are a GAF Master Elite contractor and also install Owens Corning and CertainTeed systems. As a Master Elite shop we can offer GAF's enhanced system warranties, which most contractors are not certified to provide.
